how can I divided each of exact audio tracks end from bin file?

I have only bin files,and cue sheet file is needed,
because this bin file is mix of data and audio tracks.
so,I decide to make cue files. to make cue sheet, I used cdmage 1.02.01
first,I opened this file as raw image then set type to mixed mode and remove pergap propertie,and
in end I saved this layout to cue file.

as for removal of pergap just because I had guessed inserting pergap for second audio track will replace some area of data track, hence this will result in spoiled data track which is more important than
audio's.

but I dare not to divide each of following audio track because it is impossible to identify each of end frame of audio tracks using cdmage.
is there any suitable tools for cutting each of audio track's end frame exactly,not to mention of minute/second?
and do I need not reomve second audio's 2 second pergep to prevent from spoiling data track?
Sorry for poor english, and I really long for helpful replies.
