Disc Dirty Or Damaged

this is the message i get when i burn fable the game will work up till i choose to either start new game or load game from hdd then that message pops up i have tried using qwix to patch the .xbe files and ive tried copying the game to my hdd using the backup copy i made to try and let dvd2one patch it for me and still no luck any ideas plz

Try different media??? Mine backed up fine to TDK + (positive) discs, 1-8x speed, Pioneer burner. Burnt at 4x speed.
