PS2 random freezing (not lens related)

Hi, I am experiencing freezing problems with my PS2 with games such as FF10 or movie intensive games. I bought and mod my PS2 two years ago, I don't know what mod chip I have. At first I play FF10 with retail DVD and the game randomly freezes + sound loop while loading or during movies. I thought it is a lens problem, so I use HD loader and play it from hard drive now, but the same problem exists, except that the sound doesn't loop now (so I am guessing it is not lens related problem). Can anyone help me? How can I fix this ?? thanks

My PS2 spec (read from PS2 version screen):
Console: SCPH-39001 (Version 7)
Browser: 1.20
CD player: 1.20
Playstation Driver: 1.10
DVD player: 2.12u

My PS2 is modded but I don't know which mod chip...sorry
