Try this and see if it works.
Change the Xbox IP to the below.
IP 192.168.1.3
sub 255 255 255 0
default gateway 192.168.1.1
Now for your computer try this.
ip 192.168.1.2
sub 255 255 255 0
Default gateway 192.168.1.1
then try to connect.

that sounds about right and should work
I think the IP addresses have to be close for it to work
like the above,
if you still can't connect then you may have to set up the connection
for sharing. If it is not set up this way there will be conflicts
between your internet and Xbox using the same connection.

Couple of questions for you:
Can you ping your Xbox?
When you fire up your Xbox, does it boot to your chip or your Dashboard?
I use Xenium Ice and autoboot to Evox. I have been through all of my dashboards and my modchip settings to make sure that I can communicate with my xbox no matter what I am running.
The reason that I ask about a successful ping, is when my xbox has booted without the PC running, it will not connect (then you just restart your xbox).
If you can ping your xbox (START-RUN-type "CMD"/type "ping xxx.xxx.x.xxx"), you can forget about the bothersome tunneling and transfer apps. Just use the FTP server built into Windows Explorer.
Open Internet Explorer and type this in your address bar.
"ftp://xbox:xbox@192.168.1.99"
This may be a bit different, as it translates to your configured settings. "ftp://username:password@IP.ADD.R.ESS"
Sooooo. Yeah. Should be all you need. It is all I have ever needed.
