Titles make video grainy?

Ok - So I got Vegas, and I was making videos fine, everything was going great. Then one day, I go to play back my video and all of a sudden whenever my titles came on or any transitions took place, everything got very grainy and lost their content. It 'never' used to do this, it was very spirastic, I had just finished my project and I need to get this problem worked out. Did I turn on some function inadvertently? Please help!
