sony vegas help... rendering size?

Alright im not sure what i'm doing wrong or even if this is the correct forum to ask this in... but here i go. I have sony Vegas 8.0 and i'm having an issue with Rendering sizes. The file starts out around 700mb an dafter rendering it, the file then ends up being around 9GB, Crazy! So i just want it to be about 350mb .avi file, not sure how to go about getting it to this size in vegas. most Files i see on torrent sites for a 45 minute tv show the sizes are 350mb just not sure how to get to that point. any help would be awesome thanks!
