HELP! Iron Man 2 Blu-Ray Rip Problem

I need some help from the community. I have searched high and low for a solution but have not been able to find so far for the following issue:

I'm trying to rip my Iron Man 2 Blu-Ray disc for streaming and cannot rip it with the AC-3 5.1 audio track without the stupid narration/commentary track.

Background info: When I play the Disc on my computer using PowerDVD (awesome program) Power DVD shows there are (2) English 2-channel audio tracks that I can turn on: one of them is the Directors cut track, and the other is a scene commentary/narration track. However when I try to rip just the movie using DVDFab 8 only one of these two 2-channel tracks shows up in the list to de-select. This is the directors cut track. The commentary track is not on the list, yet PowerDVD shows it. Using the TXMuxer I get the same issue. When I re-mux the HD movie with TSmuxer and just select the AC-3 5.1 track the commentary track gets muxed in also. I cannot seem to find a way to extract the main movie with the AC-3 5.1 track without getting this commentary. The only S/W that appears to detect this additional track is PowerDVD.

Everything is fine if I re-mux with the DTS-HD track. Unfortunately I am then limited to one place on the network I can watch it due to the DTS track and having to use my stereo to decode. My media streaming devices will only do DTS passthrough, not decoding. Hence the reason I want the AC-3 5.1 track so I can choose to use the stereo or just feed the audio straight to the TV since my media streaming units will decode the AC-3 5.1.

Can anyone help with a way to rip the movie without this commentary audio, and get the AC-3 5.1 track so then I can re-mux the whole thing into a single .m2ts file?
