JVM_Bind error in Azureus when trying to host?

I would be MOST appreciative if anyone around here could help me figure out this problem... When i try and host a torrent (on the internal tracker in Azureus) i get the following pop-up error:

org.gudy.azureus2.core3.tracker.host.TRHostException: TRTrackerServer: accept fails: java.net.BindException: Address already in use: JVM_Bind

I've tried everything for days and days w/ no success. I can run the connection/config wizard fine (no NAT errors on the default port etc.). I never get any green smileys though (if that makes any difference at all/provides a clue).

ps i do get a pop-up when i open Azureus that says "fail to start listening on port 6881 make sure it is not already in use".
