Games freezing up on my modded ps2

Is there a reason why my ps2 hangs halfway thru a game, ESP on a Squaresoft game like Kingdom hearts/FFX/FFX-2? They hang so frequently i'm pulling my hair out trying to complete them.
The strange thing is on other non-Squaresoft titles they rarely hang or doesn't hang at all.

My ps2 is a modded Japan set(not sure what chip) and i burn my games on TY 8x media at 4x speed.
I even tried opening up my ps2 to clean the lens but the problem still persists.

I'm sure it's a chip problem. Main reason why I decided to not chip my PS2, and use Swap Magic instead. It also could be the type of media you're using. For PS2 games, DVD-R's are the best to use, and of course, the burn rate at 4X. Get higher quality DVD-R's and re-burn whatever you have. If that still won't work right, then it's a modchip problem.
