is it possible to have ixtreme firmware update that allows the benq to play games on single layer disc? Especially Xbox 1 games, is it possible or it's hardware based so not possible?

Short answer , no. The firmware simply doesn't exist. The old xtreme firmwares allowed this but as the benq wasn't around then there's no firmware to downgrade to available.
