When I play oblivion on my 360, running in the open world sometimes the objects just pop up at the screen, for example: Trees, grass, etc, and sometimes when loading a new area with the text "Loading area", the game lags quite a bit, I'm running it as a back up copy on my benq 360, 1.41 ixtreme. Does this happen to everyone?

What read speed is your drive set to? I've heard that some people might being having the same issue because their drive isn't set to 12X.

The last person that had issues with textures loading like yours had his drive at 8X also and I believe he was told to re-flash his firmware to 12X so try that out.
